Is the inventory of fixtures mandatory?
Yes. Article 3-2 of the law of 6 July 1989 requires a contradictory inventory of fixtures (etat des lieux) to be drawn up when taking possession and when the keys are returned. Failing this, the dwelling is presumed to have been handed over in good rental condition.
What happens if the exit inventory differs from the entry one?
The landlord may deduct from the security deposit the cost of rental repairs chargeable to the tenant, provided the amounts retained are justified by quotes or invoices. Only damage beyond normal wear and tear is chargeable to the tenant.
Can an inventory of fixtures be drawn up remotely?
